G2 Conducts Fungal Assessment on Condominium in Beaverton

When a residential home builder and general contractor identified fungal growth on the exterior sheathing and insulation of a 4-story condominium complex, they retained G2 to inspect the property. Over the course of the project, G2 assisted with defining the scope of the repairs and determined the appropriate levels of mold remediation efforts.

Project

According to the Centers for Disease Control and Prevention (CDC), the presence of mold or fungus can pose a variety of health effects including, “nasal stuffiness, throat irritation, coughing or wheezing, eye irritation, or, in some cases, skin irritation. People with mold allergies may have more severe reactions.” Because it can adversely affect residents if not addressed, a residential home builder and contractor exercised extreme caution when they identified fungal growth on the exterior of one of their 4-story condominium complexes, and reached out to G2 to address their concerns. The likely cause of fungal growth on these materials is attributed to the sheathing being installed wet, then covered with siding before it could adequately dry out.

Inspecting the Property

Based on their findings, G2 was then hired to visually inspect the wall cavities and exterior building materials and to assist with defining the scope of the necessary repairs. G2 also worked to determine the appropriate level of mold remediation efforts.
The general contractor began to remove sections of stained sheathing and G2 inspected each, identifying areas of remaining fungal growth and then providing direction to a mold remediation contractor for cleaning the existing building materials.

G2 Recommendations

In areas where visible mold growth was identified, G2 recommended that growth be removed via sanding and scraping methods. Some building materials that couldn’t be cleaned, such as Afterwards, were recommended to be treated with an antimicrobial encapsulant prior to reinstalling the new sheathing.
